These Terms and Conditions (“Terms”) govern your use of the website operated by REAL ESTATE LONDON & UK LTD (“we”, “us” or “our”) and the general framework under which we offer our real estate services. By accessing this website you agree to be bound by these Terms.
Where you formally instruct us to provide a specific service, a separate written engagement (such as a sales mandate, lettings agreement, management agreement or consultancy contract) will apply and will prevail over these Terms in case of any conflict relating to that engagement.

- Compliance by you with any reasonable instructions necessary for us to perform the service.
We reserve the right to decline or terminate any instruction where it would be unlawful, conflict with our regulatory obligations, or fall outside our area of competence.
4. Property information disclaimer
Information about properties published on this website or shared with you (including descriptions, photographs, floor plans, measurements, rental yields and pricing) is provided in good faith and for general guidance only. Although we take reasonable steps to ensure its accuracy, such information:
- Does not constitute, and should not be relied upon as, a statement of fact or an offer or contract;
- Is subject to change, prior sale, letting or withdrawal at any time without notice;

5. Pricing, fees and commission
Our fees and any commission rates applicable to a service will be set out in writing in the relevant engagement letter or service agreement before work begins. Unless otherwise stated:
- All amounts are quoted in pounds sterling (GBP);
- Amounts may be subject to applicable UK taxes, including VAT where relevant;
- Reasonable third-party disbursements (for example, legal or compliance fees) may be charged separately at cost where agreed in advance.
6. Client obligations
By instructing us, you agree to:
- Provide accurate, complete and up-to-date information about yourself and any property concerned;
- Co-operate in good faith with our identification, anti-money-laundering and right-to-rent checks where applicable;
- Disclose any material facts about the property or your circumstances which could affect the engagement;
- Pay agreed fees and commissions within the timescales set out in the engagement.
7. Intellectual property
All content on this website — including text, graphics, logos, images, layout and code — is owned by or licensed to REAL ESTATE LONDON & UK LTD and is protected by United Kingdom and international intellectual property laws. You may view, download and print pages from the website for your personal use, non-commercial reference and to evaluate our services. Any other use requires our prior written consent.
8. Limitation of liability
To the maximum extent permitted by law, we shall not be liable for any indirect, incidental, consequential or special losses arising from your use of this website or reliance on any information published on it. We do not exclude or limit our liability where it cannot be excluded under English law, including in respect of:
